Challenges

Tilton School selected Milestone Engineering & Construction, Inc. as their construction manager for their first major expansion in twenty years. The project consisted of a 38,000 square foot academic building expansion.

The project architect was Scott Simons Architects of Portland, Maine. Scott Simons’ sustainable design included a superior insulated envelope with spray foam insulation, day lighting of common areas through a natural lighted stair that cascades through the building, day lighting of classrooms on the southern exposure with sun shades encourage solar gain in the winter while shading it out in the summer.

Milestone was selected as construction manager in the spring of 2005 and worked with Tilton School and Scott Simons Architects to develop a design and a budget that met the program and budget constraints of the school. Numerous estimates, system budget analysis, and material input were performed to provide the optimum material and design selection for Tilton’s programs.

The four-story academic building houses the Tilton School science laboratories, language laboratories, learning center, fresh study halls, administrative offices, a lecture hall, and a three-story atrium that also serves as a “Town Square” for students to congregate and meet.

The building construction consisted of a structural steel frame with concrete decks for durability. The exterior is clad in a water struck brick veneer and copper cladding. Carefully located glass through the building to takes advantage of the southern exposure. The roof is a combination of sturdy semi-metal roofing and membrane.

The mechanical systems are state-of-the-art with an energy management system.

With the owner’s reduced use in the summer, Milestone worked with the engineer to design the building’s smoke evacuation systems fans to allow the occupants to run the fans day or night to bring in cool air throughout the building, minimizing the use of air conditioning.

The academic building was awarded the 2009 Honor Award from the American Institute of Architects.
